Arrowhead Condominiums in Davie, FL presented one of the more complex scopes we've taken on — 278 units across 9 residential buildings plus a clubhouse, all requiring full concrete restoration and 40-year building recertification under Florida's Broward County structural inspection requirements.
The deck and balcony waterproofing scope alone covered thousands of square feet of exposed pedestrian-traffic surfaces. The system needed to perform in South Florida's UV-intense, high-humidity environment while being applied to substrates that included repaired concrete, existing coatings, and newly poured sections — often on the same building.
We evaluated three deck coating systems before specifying Tremco for this project. The deciding factors: Tremco's pedestrian deck system is explicitly rated for occupied-building applications, it carries a long-term warranty that satisfies Florida's 40-year recertification documentation requirements, and their local technical support team has a strong track record in coastal South Florida conditions.
For a project with an engineer of record — Mark Le Blanc, PE of Specialty Engineering Consultants — the specification had to be defensible and supported by third-party performance data. Tremco's product documentation met every requirement the engineer had outlined in the scope spec.
Surface preparation was critical. All existing delaminated coatings were mechanically removed, spalled concrete was repaired using a compatible mortar system, and all transitions and penetrations were detailed with Tremco's joint treatment products before the base coat was applied.
The system was applied in multiple coats, with intermediate inspections at each stage. The broadcast aggregate topcoat was selected for pedestrian traction performance that met ADA requirements across all walkway areas.
Given the occupied nature of the complex, we worked building-by-building in a phased sequence that allowed residents to maintain access to common areas throughout the project duration.
The project was completed in August 2025 and passed 40-year recertification inspection. All waterproofing areas were tested for water infiltration post-application. Zero callbacks on waterproofing-related issues in the post-completion period.
