The Auberge Beach Residences and Spa is a premier luxury high-rise at 2200 N. Atlantic Boulevard, Fort Lauderdale — directly on the ocean. The multi-story parking garage was experiencing chronic hydrostatic water infiltration through the west wall, a known challenge in coastal South Florida where the water table is high and structures are exposed to constant hydrostatic pressure.
Moss & Associates, LLC — the project's General Contractor and Construction Manager — engaged La Gala Construction under a Master Subcontract (dated March 2, 2026) to assess conditions and provide a full remediation plan. La Gala specified Xypex Concentrate as the waterproofing system of record, selected for its crystalline chemistry, proven performance against hydrostatic water pressure, and NSF/ANSI 61 certification for potable water contact.
Before the Xypex application, La Gala performed targeted crack repair throughout the garage structure using Sika products — a 5-day scope executed on mobilization.
Note: GPR (Ground Penetrating Radar) scanning utilized prior to any drilling to identify embedded conduit or post-tension cables.
Following initial crack repairs, La Gala applied Xypex Concentrate as a skim coat to the entire west wall — 6,390 SF total. A second coat of Xypex Modified was applied over the Concentrate to ensure full coverage and depth of crystalline penetration. Joints were packed with Xypex Concentrate slurry. Honeycomb areas received a targeted Xypex-Concentrate patch application.
Xypex Concentrate works by chemically reacting with water and the unhydrated cement particles in concrete, forming insoluble crystalline compounds that fill capillary tracts and micro-cracks throughout the concrete matrix. This makes the concrete itself the waterproofing barrier — unlike membrane systems that can delaminate or degrade. The system can withstand up to 175 PSI (405 feet of water head) per USACE testing.
An additional 30-foot section of the west wall was identified requiring isolated treatment (Change Order #02B), bringing total treated area to the full extent of the water-bearing zone.
